We're selective.
Here's why that's good for you.

SpokeBnB co-hosting is post-booking hospitality — we handle everything that happens at your property after a guest books. Your listing, your pricing, your reservations stay exactly where they belong: with you.

We take on a small number of properties where the fundamentals are right. If that's yours, the application is the first step.

How it works

Post-booking, not property management

Traditional property managers list your property, set your prices, accept bookings, and collect your rent. In most states, that requires a real estate license. Our model is different — and more aligned with what great hosting actually requires.

You stay in control

Your Airbnb account. Your listing. Your nightly rate. You accept or decline every reservation. Nothing changes about who owns the revenue relationship.

We handle the property

From the moment a booking is confirmed, we take over. Guest communication, check-in, cleaning coordination, maintenance — everything that happens on property until the guest checks out.

Clear, separate billing

Airbnb pays you directly. You pay us a fixed monthly or per-service fee — invoiced separately, never touched by us before it reaches you.

What we do

Everything after the booking is confirmed

The same systems we run on our own Seneca Lake properties — built through real ownership, not theory.

Check-in coordination

Key handoff, property walkthrough, and guest welcome for every confirmed booking. We make the first impression count.

Guest communication

Every guest message answered from booking confirmation through checkout — same-day response, professional tone, problem resolution.

Cleaning oversight

Turnover vendor coordination, pre-arrival inspection, and quality control between every stay. Your reviews don't die on a dirty floor.

Maintenance dispatch

We coordinate contractors, get quotes, and keep you informed — you approve any spend. No surprise invoices.

Property prep & supplies

Pre-arrival restocking, amenity setup, and staging. The property is guest-ready before every check-in.

Monthly reporting

A clear summary each month: occupancy, guest ratings, issues resolved, and upcoming maintenance. You always know what's happening.

What stays with you

You own the business.
We run the property.

Co-hosting means we operate on your behalf — not in place of you. Every revenue decision, every pricing call, every policy stays with the person whose name is on the listing.

Start the Application
Your listing

You create, own, and control your Airbnb listing. We never edit listing content, photos, or descriptions without your explicit direction.

Your pricing

You set every nightly rate, cleaning fee, and minimum stay. We provide market context on request — the decision is always yours.

Your reservations

You accept or decline every booking request. We handle the guest from the moment you confirm — not before.

Your revenue

Airbnb pays you directly. You invoice us — or we invoice you — separately for our services. No money flows through us.

Your policies

Pet policies, house rules, damage deposit amounts — all yours. We enforce what you set; we don't set them for you.

Your exit

No multi-year lock-ins. Standard notice period to wind down. Your property, your call.

Availability

Co-hosting is available for select properties

We take on a limited number of engagements in markets where we already operate or have confirmed the right foundation to serve you well. The application tells us what we need to know — Ben reviews every one personally.

The filter

Why we turn properties down

We take on a limited number of co-hosting engagements because each one gets our full attention. Our standard for accepting a property is the same one we applied to our own before we put any system behind it.

Market with real demand

A lake, mountain, coastal, or urban market with documented STR activity. We focus on Finger Lakes (NY) and select high-season destinations where we already operate.

A genuinely appealing property

The property has real reasons for guests to choose it — location, character, capacity, or amenities. We can help position it; we can't manufacture demand where none exists.

A fully compliant setup

STR is permitted in your jurisdiction, your listing is active, and you're operating — or ready to operate — legally. We do not take on properties with unresolved permit issues.

An owner who is ready

You understand this is a business. You respond quickly, invest in the property, and want long-term performance — not a quick fix.

The process

From application to operations

Four steps. No guesswork. No lock-ins until both sides are confident.

01

Apply

Fill out the short application. Tell us about your property, your market, and what you're looking for. Ben reviews every submission personally.

02

Discovery call

If the property looks like a fit, you'll hear back directly — not a form letter — to schedule a call. We talk through the property, your goals, and what the engagement would look like.

03

Service agreement

If we move forward, you sign a Post-Booking Hospitality Services Agreement. It defines exactly what we do, what you retain, and how compensation works. Clear, in writing.

04

Operations start

We coordinate the handoff, get familiar with the property, and are guest-ready before the first booking under our care. You keep running your listing while we handle what happens on property.

Service scope & compliance

SpokeBnB provides post-booking hospitality services only. The property owner retains full authority over listing content, nightly pricing, reservation acceptance, and rental proceeds. This is not a property management arrangement. Co-hosting availability is subject to state law — current availability by state is at spokebnb.com/services. We do not accept engagements in states where our legal review is incomplete or where a license is required and not held. Contact ben@spokebnb.com with questions about a specific state.
